Pensioneer Trustees – Environmental Reports, Timing and Choice

How often has a failed Environmental Report cost you and your client time and money?

Picture this: you open the file, carry out due diligence, instruct solicitors, pay for searches, and then, sometime later, the Environmental Report comes back highlighting a major issue.

If the issue proves insurmountable and the property is deemed unsuitable for inclusion in the pension portfolio, unnecessary costs are incurred for both the trustee and the client.

We work with pensioneer trustees of SSAS and SIPP schemes at the early stages of a property transaction to help mitigate this risk.

By ordering the Environmental Report at the outset, before instructing solicitors, the trustee gains a clearer understanding of any potential issues.

We not only provide a prompt report but also advise on which specific report is most appropriate and cost-effective, based on the intended use of the property. Costs and report validity can vary significantly, with numerous options to choose from.

The report can then be relied upon by the solicitor, who can proceed with ordering the remaining relevant searches and completing the transaction efficiently.

Think we can help? If so, feel free to get in touch.
